A property expert has revealed five ways to add value to your home this weekend – and it costs less than £150.

A modest makeover need not cost the earth, according to Terry Fisher from We Buy Any Home.

Mr Fisher said: “Homeowners will often carry out big, costly renovations before putting their home on the market but will struggle to recoup that money when it comes to selling.

“Some simple touch-ups can make the world of difference and make your house stand out from the rest.”

First impressions count 

Many potential buyers make up their mind within the first few minutes.

Mr Fisher said: “The saying is true – first impressions do count.

“Make sure your entryway is free of weeds, the kids’ bikes and anything that might detract from a lovely welcome. Tidying up the front garden costs nothing.

“You can also pick up some inexpensive plants in tubs to go either side of your door to give some added kerb appeal. This should only set you back around £30. The idea is to make your home look inviting before the potential buyer has even stepped inside.”

Painting

A fresh lick of paint can take even the most tired room from drab to fab.

Mr Fisher said: “Having a home that looks past its best can easily put off potential buyers.

“A fresh coat of paint can make the world of difference – but don’t go for something too bright and garish.

“Stick to a neutral palette that will appeal to most tastes and ideally a lighter colour that will make your room appear bigger. You can pick up a tub of matt emulsion for around £25.”

Let there be light 

Most people look for bright and airy abodes where they can relax after a long day. By swapping heavy, dark curtains for some light-coloured, unlined panels and introducing some clever lighting you can make any room appear bigger.

Mr Fisher said: “Make the most of all the natural light you have. You don’t necessarily need to be practical – this is all about showing potential.

“A pair of light, unlined curtains could cost around £40 and will probably make your room feel bigger in an instant.

“Don’t forget the easy tasks that are free too, such as cleaning your windows and getting rid of any cobwebs.”

Declutter

Having a clear-out costs nothing and can even make you money.

Mr Fisher said: “Most people will have odds and ends lying around the house that they don’t want and need.

“Too many ornaments or an abundance of kids’ toys can make rooms look messy, cramped and uninviting.

“Decluttering is a really easy way to make your home look bigger and allow potential buyers the space to imagine themselves living in your home.”

Beautiful bathrooms

Before you rip out your old bathroom and start afresh, consider how to make the most of what you’ve already got.

Mr Fisher said: “The main thing with bathrooms is they need to look clean. Ripping your old one out and installing a new one isn’t guaranteed to add value to your home – and the potential buyers might want to fit one to their own style, anyway.

“Instead, replace and mouldy sealant and re-grout tiles so everything looks fresh, and give the room a really good clean.

“The addition of houseplants can be nice in bringing some colour and texture to an otherwise simple space.”
